Why should developers consider Modern Methods of Construction?

Is Modern Methods of Construction (MMC) just a hot trend or a Government-encouraged initiative?

In this article, we look at what MMC is and consider the associated benefits.

Time and Budget Savings are a huge factor to consider with Modern Methods of Construction

Modern construction techniques can reduce construction time by up to 50% compared to traditional methods, resulting in a significant reduction in budgets required. This involves allowing contractors to deliver a project before a certain time limit. For example, at the beginning of a school or university term, meeting grant funding constraints, such as commencement on-site by a due date or early completion with associated financial rewards.

Reduced Site Risks

Most of the site work is undertaken in a controlled off-site environment within a manufacturing setting. This has additional safety advantages, including the opportunity to incorporate mechanical help. Moreover, minimising or eliminating working at heights, as well as improves the separation of people and moving vehicles.

Improved Quality

When the same materials can be used to make identical units quickly, consistently, and precisely in a dry, accessible and controlled environment, it is much simpler to control the quality of the completed product. Any flaws can thus be found at their source and minimised.

Minimising Disruption

MMC will not only shorten the time spent on-site but will also directly reduce or eliminate the requirement for vehicle waiting times and parking, material storage and welfare facilities. This, in turn, reduces traffic movements and less disturbance to surrounding areas.

Predictability

The use of MMC techniques on a project eliminates the chance of unanticipated events having an impact on programmes. Costs are therefore decreased, and the project’s certainty and on-budget completion are increased. Projects that heavily rely on absolute completion dates will find this to be quite advantageous and should certainly consider Modern Methods of Construction.

Challenges

MMC technologies can have considerably high upfront costs, although this must be weighed against the project’s total lifecycle costs. The fabricated building components will need to be transported, which will require transportation machinery and equipment. In addition, specialised tools will be required to handle the MMC components. This handling of parts on the construction site is frequently a security risk.

Future Outlook

MMC enables high-quality and extremely efficient construction at scale, particularly in the housing sector. So will MMC be seen as a key component for future construction methodology?  Will MMC come at a time when the UK is dealing with a severe housing crisis?

MMC can be a solution to deal with such shortages in a quick, efficient and economical way.  We need to see past the stigma surrounding modular construction, with many people believing that traditionally built properties have the upper hand as far as the quality of the build. As MMC gains in popularity and trust, we should see a shift in this viewpoint, but only time will tell.

How Constellia can help assist your programmes to consider MMC

In the current climate, where resources are tight, and costs are continually rising, the ability to strategically source and manage a strong, diverse and robust supply chain has never been more critical. Therefore, discounting MMC is not something that should be taken lightly.

Constellia offers a dynamic market of pre-approved suppliers. An MSP that enables access to that marketplace and a dedicated Source-to-Pay platform. Constellia’s innovative AEC-neutral vendor framework is transforming how the public sector procures construction, goods and services.
